Construction Project Manager, RSI (Small to Medium Commercial Projects)

Role Overview
We are seeking a versatile Construction Project Manager to oversee a portfolio of small to medium-sized commercial projects, ranging from tenant improvements to facility upgrades. Unlike traditional large-scale management, this role blends project execution with account management, requiring a leader who can maintain long-term client satisfaction through high-touch communication and responsive service. You will also engage clients in post-occupancy needs, including warranty claims and facility-related service calls, ensuring our clients’ properties remain operational and high-performing long after initial construction is complete.
Core Responsibilities
Small/Medium Project Delivery: Manage the full lifecycle of multiple concurrent projects (typically $10k – $2M+), ensuring they are completed on time and within budget.
Account Management: Act as a dedicated point of contact for key clients, fostering repeat business by understanding their ongoing facility needs and long-term goals.
Service & Facility Coordination: Rapidly respond to and manage facility service calls and "work order" style requests, coordinating necessary trades for quick-turnaround repairs or modifications.
Warranty Management: Oversee the warranty process, including documenting claims, conducting post-occupancy walkthroughs, and coordinating subcontractors to resolve workmanship or material issues.
Subcontractor & Vendor Management: Source, vet, and manage a reliable network of trades for both scheduled project work and on-call service needs.
Estimating & Proposals: Work closely with estimators to generate accurate cost estimates and bids for small-scale scopes, change orders, and service repairs.
Qualifications & Skills
Experience: 3–7 years of experience in commercial construction, specifically managing smaller-scale renovations, TI (Tenant Improvement) work, or facility services.
Customer Centricity: Strong background in client-facing roles with the ability to navigate delicate owner relationships and maintain a professional "brand ambassador" presence.
Agility: Ability to pivot quickly between high-level project planning and the immediate demands of urgent service calls or facility issues.
Technical Literacy: Proficiency in project management and scheduling tools (e.g., Procore, Dynamics 365, Click Up, or similar) to track small tasks and long-term milestones.
Preferred Qualifications (Pluses)
EOS (Entrepreneurial Operating System): Familiarity with EOS tools (Level 10 meetings, Scorecards) is a plus.

About the Team

Primary Function
The Safety Manager is responsible for the development, implementation, and oversight of company safety programs to ensure a zero-injury environment. This role serves as the primary authority on regulatory compliance, conducting rigorous field inspections to identify and mitigate hazards and ensure that all activities adhere to OSHA standards, Renier standards, and local safety codes. Beyond enforcement, this Manager is tasked with leading incident investigations, facilitating comprehensive safety training, and fostering a proactive "safety-first" culture among all Renier personnel.
Key Roles and Responsibilities
Regular site inspections/hazard analyses to verify field adherence to safety protocols.
Serve as the primary contact for regulatory agencies during site inspections and investigations.
Oversight of high-risk activities (crane lifts, excavation, confined spaces).
Perform Job Hazard Analyses (JHAs).
Participate in pre-construction planning and create Site-Specific Safety Plans (SSSP).
Lead new-hire safety orientations and conduct toolbox talks when necessary.
Lead the Company safety training and chair the Company Safety Committee.
Coordinate certifications like First Aid/CPR and OSHA 10-hour and 30-hour training.
Conduct accident/incident investigations and root-cause analysis.
Ensure project team compliance with OSHA 1926 and safety plans.
Maintain safety documentation for inspections, incidents, meetings, and training.
Maintain OSHA record-keeping documentation, including 300 and 300A logs.
Continued development, updating, and management of the Company Safety Manual.

Primary Function
The Project Manager will oversee the planning, execution, and completion of design-build construction projects by aligning resources, fostering team collaboration, and ensuring adherence to schedule, budget, quality, and safety goals. Develop client trust and provide leadership to project partners while driving the company’s growth and profitability.
Key Roles and Responsibilities
Client Relationship Management
Build and maintain strong relationships with clients, ensuring expectations are met or exceeded.
Serve as the primary source of project information during the construction phase, addressing conflicts and fostering long-term partnerships.
Project Planning and Preconstruction
Participate in project preconstruction efforts, including design meetings, constructability reviews, milestone scheduling, and site utilization planning.
Create Zone and Phase Plans, and color-coded Sequence Drawings for each major trade and/or area, to be used to create the Field Schedule.
Collaborate with the Field Executive and Project Superintendent to develop safety and site-specific quality plans.
Project Execution and Management
Understand and enforce the project’s contract requirements.
Develop and manage the Master Project Schedule, ensuring alignment with key milestones, Field Schedule, and project completion date.
Conduct and document owner-architect-contractor (OAC) meetings and subcontractor schedule update meetings.
Oversee the timely processing of submittals, RFIs, change orders, and cost projections.
Drive team accountability for meeting or exceeding budget, schedule, and quality objectives.
Incorporate Lean Concepts into projects, eliminating or minimizing waste at every opportunity, and providing visual communication tools for the trade partners. We utilize LPS (the Last Planner System) in the delivery of our projects.
Financial Oversight
Monitor project costs, ensuring positive cash flow and adherence to financial goals.
Oversee subcontractor payments and owner billing processes, ensuring accuracy and timeliness.
Quality Assurance and Control
Coordinate and document pre-installation QA/QC meetings with subcontractors.
Ensure quality standards are met by conducting regular site reviews and addressing deficiencies proactively.
Safety Leadership
Champion a good safety culture, ensuring compliance with company and regulatory standards.
Perform monthly safety audits and oversee the implementation of safety protocols.
Team Leadership and Development
Mentor and support Assistant Project Managers, Project Engineers, and interns as you grow into your own leadership style.
Foster a collaborative team environment aligned with company values and goals.
Close-Out and Project Turnover
Oversee project close-out processes, including punch list completion, occupancy permits, retainage, owner training, and delivery of owner manuals and record drawings.
Ensure final payments and project documentation are completed.
